This project comprises the refurbishment of a plaza that has had many alterations over the last 30 years in attempts to make it viable. For this refurbishment retail area has, unusually, been removed from the Broadway facade. This has dramatically opened up what was a bottleneck on the Broadway footpath, greatly improving pedestrian flows past the building and along Broadway. It has also reduced the distance between Broadway and the plaza, while maintaining the same amount of prime retail frontage. Demolishing a first floor balcony has increased the connection between the plaza and Broadway. What was a dark unappealing passage has become an attractive lane. Steel and timber screens give structure to the plaza and conceal the pelethora of surrounding roof forms. A similar device orders the broadway facade. The project is generating positive urban outcomes beyond its own boundaries.
